BOKA Pankrác

BOKA Pankrác is a new multifunctional urban development in Prague 4 near the Pankrác and Pražského povstání metro stations on line C, with the planned line D improving future connectivity; the project brings together offices, services, and shops in a publicly accessible shopping arcade.

The building is conceived for major tenants while allowing flexible division into smaller office units on the 2nd–6th floors, an uncommon feature in new administrative buildings; the retail program totals approximately 3,937 m² across the 1st underground and 1st above-ground floors, including a planned supermarket on the basement level and additional shops and services activating the ground floor.

The elongated massing presents two faces: approximately 1,100 m² of private and shared terraces stepping toward the quieter side, and an active frontage with shops along Na Pankráci Street, with a public passage running through the building to integrate it into the urban fabric.
